Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Riverside Owner’s Guide

We stock and install Famco-compatible chimney crown repair components for Riverside homes, with most complete crown repairs running between $850 and $1,600 installed depending on crown size and the condition of the flue tile below it. We keep common Famco crown dimensions on the truck, so on most calls we can quote, confirm fit, and complete the repair in a single visit. Tell me what you’re seeing, and I’ll tell you exactly what it means before we touch anything.

Most Riverside homeowners discover their crown has failed the same way: a water stain on the ceiling near the fireplace, a musty smell after rain, or crumbling mortar pieces in the firebox. The crown is the concrete or metal cap at the very top of the chimney that sheds water away from the flue. When it cracks or separates, water gets behind it and starts working on everything underneath. In Riverside’s hot, dry summers followed by sudden winter rain, that freeze-thaw cycle isn’t the main culprit the way it is back east. What we see here is thermal stress: the crown expands and contracts under intense sun, and hairline cracks become real gaps over a few seasons.

Which Famco Models This Applies To

Famco makes crown and cap systems in standard outer diameters from 10 inches up to 24 inches, designed to sit over clay flue tiles or metal flue sections. The crown itself is typically galvanized steel with a formed drip edge, and it mates to a screen or solid cap that keeps rain, leaves, and embers out of the flue. The compatibility gotcha we see most often in Riverside is this: Famco crowns are sized by the outer dimension of the flue tile, not the inner opening. Homeowners measure the inside of the flue, order a crown that’s too small, and it wobbles or won’t seat. If you’re measuring, go outer edge to outer edge of the tile or metal section at the very top of the chimney.

For Famco specifically, we recommend OEM crowns when the existing cap is still in good shape and only the crown base has failed. The OEM part matches the original screw pattern and drip geometry, so the repair goes faster and the fit is guaranteed. Aftermarket universal crowns exist, but on Famco units we’ve seen them sit slightly proud of the flue edge, which creates a water shelf. That’s exactly what a crown is supposed to prevent. If your chimney has an odd size, a custom-formed crown using Famco-compatible gauge steel is the better route. We carry both OEM Famco crowns and custom crown stock alongside parts from DuraFlex, HeatShield, and Gelco.

Kindling Chimney Riverside is an independent service provider. We’re not affiliated with Famco, but we install and repair Famco crown systems regularly across Riverside.

Signs Your Famco Crown Repair Is Failing

  • Water staining on the ceiling or wall near the fireplace. Water entering through a failed crown runs down the inside of the chimney chase and shows up as a brown ring or streak at the nearest drywall seam. This is the most common first sign in Riverside, and it usually appears after the first heavy rain of the season.
  • Crumbling mortar or concrete flecks in the firebox. As the crown degrades, small pieces break off and fall down the flue. You’ll see gray grit or small chips on the firebox floor that weren’t there after the last sweep.
  • A persistent musty odor after rain. A cracked crown lets water pool on the smoke shelf, where it mixes with old creosote. The smell is earthy and damp, not smoky, and it lingers for days.
  • Visible rust streaks on the chimney exterior. On Galvanized Famco crowns, rust starts at the screw holes or the drip edge and bleeds down the chase. Rust at the fasteners means water has been sitting against the metal, not draining away.
  • The crown moves or rattles in high wind. If you hear a metallic rattle from the chimney during Santa Ana winds, the crown’s fasteners have likely backed out or the concrete around the flue tile has crumbled. A loose crown is a water entry point and a fall hazard.

Replacement Cost & What’s Included

In Riverside, a Famco crown replacement with standard dimensions runs between $850 and $1,600 installed. That range covers removal of the old crown, inspection of the flue tile beneath it, installation of the new OEM or custom crown, and resealing around the flue with a high-temperature crown sealant. The spread in price comes down to three things: crown diameter (a 24-inch crown takes longer and costs more than a 10-inch), whether the underlying flue tile is cracked and needs a crown-to-flue reinforcement band, and whether the crown is a standard Famco drop-on or a custom form for an odd chimney size.

You’ll get a written price before we start, and that number doesn’t change unless we find something significant underneath, like a cracked flue tile that wasn’t visible from the ground. If that happens, we stop, show you photos from the roof or a camera view, and quote the added work separately before we touch anything else. The repair is covered by our 365-Day Done Right Promise: if the crown install isn’t right within the first year, we make it right at no charge.

DIY or Call Us?

You can safely do the diagnostic part from the ground: look up at the crown with binoculars, check for rust streaks, missing screws, or a crown that’s clearly tilted. You can also check the firebox for debris after a rain. What you shouldn’t do is get on a steep Riverside roof with a drill and a tube of sealant. Crown work happens at the highest point of the house, usually on a slope, and that’s where ladder accidents in this trade happen. A crown that’s properly installed also needs the flue inspected beneath it; if the flue tile is cracked and water has been getting in for years, sealing a new crown on top just traps the problem. That’s the biggest mistake we see from DIY crown repairs: the crown looks fine from below, but the flue underneath is still leaking.

If you suspect a crown failure, call us at (831) 218-8547 and we’ll do a full inspection, crown included. The inspection price is quoted up front, and we won’t recommend a repair unless we can show you photos of what we found.
